Most salon suites are a warehouse with walls dropped into it: a small windowless room, no sink, and a shampoo bowl you would have to pay to plumb yourself. Ours run up to 225 sq ft, close to double a standard suite, in a building taken back to the studs and rebuilt, with new insulation, new electrical, new plumbing, real windows and a shared Wash Bar so you are never stuck without a bowl. And it starts at the same weekly rate as the bare rooms.

Most suite buildings make you choose: pay more for a room with plumbing, or send your client somewhere else to get washed. We built a dedicated Wash Bar instead. Three modern shampoo stations in their own room, included in every tenant’s rent.
Some of our suites have their own bowl as well. But nobody here has to work around not having one, and nobody pays extra for the privilege.

We publish our rates because we would rather you know before you drive out. Every rate includes water, electricity, Wi-Fi, the Wash Bar, on-site laundry, common-area cleaning and your marketing profile.
Private, quiet and windowless. The calmest rooms in the building. Two of these. Ideal for lash, brow, skincare and bodywork.
Panoramic or picture windows, real daylight and room for a full station. Eight of our ten suites, and they vary with the window.
Floor-to-ceiling glass and room for two chairs or a small team. There is only one, and it is occasionally available.
Rates are weekly and vary with the room, window size especially. Some suites have their own shampoo bowl; ask on your tour. Terms are flexible: 12-month, 6-month and month-to-month. 3 weeks free with a signed 12-month lease.

Our owner has spent forty years in construction and development with more than 150 renovations behind him, and when he took on this property on Tyrone he stripped it back to the studs: new insulation, new electrical, new plumbing, new roof line, new everything. Rates start at $250 a week for an interior suite and from $395 for a window suite, rising with the size of the room and the window. Water, electricity, Wi-Fi, the Wash Bar, on-site laundry, common-area cleaning and your marketing profile are all included, and there are no commission splits or referral fees.
Flexible. Most tenants sign twelve months and take the three free weeks, but we do six-month and month-to-month as well. We will find the term that fits where your business actually is.
Some do. The ones that do not still have the Wash Bar: three modern shampoo stations in a dedicated room, with full access included in your rent. You never have to pay to plumb a room or send a client somewhere else.
Yes. Paint it, brand it, hang what you like. The only rule is that it goes back to original when you leave.
Any time. Every tenant gets their own keypad code, and the building is on camera inside and out.
